Water access and docks

What is the difference between waterfront and water access here?

Waterfront listings name a private, on-site feature such as a dock, pier, boat lift or private beach. Water-access listings name shared or off-site access instead — a community slip, ramp or pier, or a leased or licensed slip. Both are real, but the rights, fees and transferability are different, and they live in the documents rather than the listing photos.

Do I need a permit to build a dock on Lake Norman?

Yes. Lake Norman is a Duke Energy reservoir, and building, replacing or modifying a pier, dock or boat lift inside the project boundary requires a Duke Energy Lake Use Permit before work begins. Duke Energy publishes the permit categories and application process through its Lake Services pages.

Does an existing dock automatically transfer with the house?

Do not assume it does. Ask for the Duke Energy permit history for the pier, dock or boat lift and confirm it in writing during due diligence. Listing remarks and photos are not a permit.

How deep is the water at a lake lot?

It varies cove by cove and changes with lake levels, and the MLS does not reliably record it. We check usable depth in person at the shoreline rather than quoting a number.

Main channel or cove: which is better?

It depends on how you use the water. Main-channel lots tend to have wider views and more boat traffic; coves tend to be calmer and more sheltered. We show you both on the water before you decide.

Taxes, insurance and costs

Which counties does Lake Norman sit in?

Four: Mecklenburg, Iredell, Lincoln and Catawba. Cornelius, Davidson and Huntersville are in Mecklenburg County; Mooresville and Troutman are in Iredell County; Denver is in Lincoln County; Sherrills Ford and Terrell are in Catawba County. The county line changes the property tax rate on an otherwise identical home.

What are the property tax rates around Lake Norman?

For fiscal year 2025–26 the county rates per $100 of assessed value are Mecklenburg $0.4927, Iredell $0.5000, Lincoln $0.4990 and Catawba $0.3985, per the NC Department of Revenue. Municipal and fire-district rates are charged on top of the county rate, so the total depends on the exact address.

Do I need flood insurance on Lake Norman?

It depends on the specific lot. Check the address on FEMA's Flood Map Service Center (msc.fema.gov) and ask your insurer for a quote early, because shoreline lots can price differently from homes a street back.

Are there HOA fees on the lake?

Many lake neighborhoods have an HOA, and some charge separately for boat slips, clubs or gated entry. Ask for the HOA documents, current dues and any slip lease terms before you make an offer.

We cover eight: Mooresville and Troutman (Iredell County), Cornelius, Davidson and Huntersville (Mecklenburg County), Denver (Lincoln County), and Sherrills Ford and Terrell (Catawba County).

How far is Lake Norman from Charlotte?

Mooresville to Uptown Charlotte is about 27 miles via I-77, and Davidson to Charlotte Douglas International Airport is about 27 miles. Times vary with I-77 traffic, so we will run the route for the address you are considering.

It follows the county and, in Mooresville, the town: Charlotte-Mecklenburg Schools, Iredell-Statesville Schools, Mooresville Graded School District, Lincoln County Schools or Catawba County Schools. Always confirm the assigned school with the district's own address lookup.

What is there to do on the lake?

Boating, paddling, fishing and swimming, plus lakeside parks such as Lake Norman State Park, Jetton Park and Ramsey Creek Park, and waterfront dining around the marinas.

For sellers

Selling a Lake Norman home

What do lake buyers want to see in a listing?

Clear water-access facts (dock, lift, slip, depth), permit paperwork, drone and twilight photography from the water, and the HOA documents ready to share. We prepare all of it before the home goes live.

When is the best time to list a lake home?

Lake homes show best when the water is in use and the trees are green, so many sellers prepare over the winter and list in spring. Your timing should follow your plans; we will look at current inventory around your cove with you.

How do you price a waterfront home?

Against recent sales with comparable water: frontage, depth, views and dock. Off-water sales in the same neighborhood are not a fair comparison. Ask us for a free valuation built from live Canopy MLS data.

How is the luxury price threshold on this site set?

It is calculated from live Canopy MLS data, not chosen. The Lake Norman luxury page uses the 90th percentile list price of every active Lake Norman listing in the current pull, and the page states that figure and the date it was calculated.
