Buying on the lake

Buy on Lake Norman with your eyes open

Three things decide a lake purchase: whether the water is yours or shared, what Duke Energy allows at that lot, and which county the address sits in. Here is how each works.

Work with a team that knows the lake

Our agents live, work and play on Lake Norman

Lake homes are different. Water depth, dock permits, slip rights and which cove gets the afternoon sun don't show up in a listing photo. Led by Division Lead John Somers, our agents are out on this water — they know the coves, the marinas, the communities and the questions to ask before you write an offer.

Waterfront, water access, off-water

Waterfront
The listing itself names a private, on-site shoreline structure or feature — a dock, pier, boat lift, boat house, private beach or shoreline retaining wall. The home sits on the water.
Water access
The listing names shared or off-site access instead: a community boat slip, community pier or ramp, a leased or licensed slip, a paddlesport launch, or a deeded slip that is off the property. Access is real, but it is governed by an HOA, a lease or a marina agreement rather than by the deed to the lot.
Off-water
No waterfront feature is recorded on the listing. These homes are in the same towns and often the same subdivisions, and they are the majority of the inventory around the lake.
Cove versus main channel
Two things that vary lot by lot and are worth confirming on site: usable water depth at your shoreline at lower water levels, and how open the water is in front of you. Neither is reliably recorded in the MLS, so we check them in person rather than quoting a figure.
Deeded versus shared slip
A deeded slip conveys with the property. A leased, licensed or community slip does not convey the same way and may carry annual fees, waitlists or transfer conditions. The distinction is in the documents, not the photographs.

Docks and Duke Energy permits

Who manages the shoreline: Duke Energy
Lake Norman is a Duke Energy reservoir in the Catawba-Wateree river system. Shoreline activity inside the project boundary is governed by Duke Energy's Catawba-Wateree Shoreline Management Plan, not by the town or county alone.

Building or changing a pier or dock: Lake Use Permit required first
Building, replacing or modifying a pier, dock or boat lift, and stabilising or excavating shoreline inside the project boundary, requires a Duke Energy Lake Use Permit before work starts. Existing structures are not automatically transferable assumptions — permit status is something to confirm in writing during due diligence.

Where the rules are published: Duke Energy Lake Services
Permit categories, application steps and the shoreline classifications that determine what is allowed on a given stretch of bank are published by Duke Energy Lake Services. A listing's marketing remarks are not a permit.

Common questions

Which counties does Lake Norman sit in?
Four: Mecklenburg, Iredell, Lincoln and Catawba. Cornelius, Davidson and Huntersville are in Mecklenburg County; Mooresville and Troutman are in Iredell County; Denver is in Lincoln County; Sherrills Ford and Terrell are in Catawba County. The county line changes the property tax rate on an otherwise identical home.
What are the property tax rates around Lake Norman?
For fiscal year 2025–26 the county rates per $100 of assessed value are Mecklenburg $0.4927, Iredell $0.5000, Lincoln $0.4990 and Catawba $0.3985, per the NC Department of Revenue. Municipal and fire-district rates are charged on top of the county rate, so the total depends on the exact address.
Do I need a permit to build a dock on Lake Norman?
Yes. Lake Norman is a Duke Energy reservoir, and building, replacing or modifying a pier, dock or boat lift inside the project boundary requires a Duke Energy Lake Use Permit before work begins. Duke Energy publishes the permit categories and application process through its Lake Services pages.
What is the difference between waterfront and water access here?
Waterfront listings name a private, on-site feature such as a dock, pier, boat lift or private beach. Water-access listings name shared or off-site access instead — a community slip, ramp or pier, or a leased or licensed slip. Both are real, but the rights, fees and transferability are different, and they live in the documents rather than the listing photos.
